Many questions may race through your head when thinking about purchasing a house. Through CSC’s ‘Your Home’ Pre-Purchase Program, you’ll learn how to address your credit issues, create a spending plan for your living expenses and ways to save for a down payment. We also have partnerships that could provide down payment assistance, if you qualify. Before you make the decision to purchase a home, let us help you navigate your way through the homebuying process!

Our counseling staff also provides much needed services in the areas of mortgage default and foreclosure prevention. Most services are provided to our clients at no charge. Often, we encounter clients who previously hired for-profit services, only to then find out that these services couldn’t help them – wasting financial resources that could have have been put towards other necessities for their family.

We also collaborate with other United Way agencies and other social service agencies to ensure that people are able to receive help that may be available to them.

Pre-Purchase Counseling Program

As part of the American dream, owning a house is a big step in anyone’s life. This program is designed to transform potential homebuyers into homeowners. Throughout the program, we cover:

  • Determining Affordability
  • Creating a Spending Plan
  • Understanding Credit
  • Obtaining a Mortgage Loan
  • Shopping for a House
  • Protecting Your Investment
  • Securing Your Future

This program is conducted in a 1:1 setting. The goal – after you have completed this counseling – is that you will be in a position to qualify for a mortgage and potentially receive down payment assistance through a number of resources available. We can also help you determine the options for which you qualify.

We also have houses available for purchase to clients that participate in the ‘Your Home’ Pre-Purchase Program. Each house comes with a one-year homeowner warranty. See the properties currently available

Financial Counseling Program

Through our Your Money: Empower Your Finances program, we aim to help you reach your financial goals. Whether they are small financial goals, like starting a savings account, or large, such as purchasing a new car; we are here to guide you through the process and give you updated resources to help meet your goal. Starting February 12, 2018, you can call in and schedule an appointment with one of our certified counselors.

Rental Counseling

First, a housing staff member will do an intake and assessment with you. Then, after an evaluation is conducted, your counselor will provide you with resources that are aimed to help you locate and secure affordable and safe housing. The Rental Counseling Program provides fair housing education for both landlords and tenants.


Mortgage Delinquency

Foreclosure Prevention Will County Mediation Partner

Our housing counselors have over 20 years of combined experience working with lenders and understand what information they may need. Let us assist you in working towards finding the best solution for your situation. If you are a Will County resident, we have staff onsite at the courthouse to assist with guidance through the foreclosure mediation process.

Counselors may be able to assist homeowners who are facing financial hardship which may lead to foreclosure. Our counselors will help you apply for mortgage assistance through your lender, or pursue another workout option.
